Tom, I have to give somewhat of a chuckle about these great concerns over the cost of a dedicated boardroom.
Many association members were outraged at the Tiki Bar expansion. Ditto for the new Clubhouse; the new cart barn. There is already questioning of the cost of an outdoor kitchen at the Yacht Club. Today, the assessment is only around $2 higher than it was in 2013, 12 years or so ago. This is an incredible financial success story, given all the major improvements to infrastructure in OPA many association members moaned about, as well as reserve contributions. How about the image below? This current board, in place for a few years, likes to say "we get things done." Perhaps so. However, look at what board voted for the largest assessment decrease in OPA history, to the best of my knowledge. Presided over by Colette Horn, with a majority that included Peck and Wheatley. Who made that reduction possible? I will give you three guesses and the first two don't count. One will probably not find the image below on Esther Diller's Get Involved Facebook page.
