Golf, like the YC, I believe starts with fixing the basics. As you highlighted earlier, simple things like not buying new equipment that was some individual's want, and not an actual need, would improve expenses out of the gate. For memberships, if you look at the numbers, memberships only really appeal to full time residents. What about the 1/3 of the community that is part time? Even the limited play options (30 rounds) isn't really that great of deal when you look at the daily resident rates. The 30 rounds works out to $47.50/round, which only adds value if you play early, and use all the rounds. Paying the extra $6.50/round in the event I play early, and not committing is much safer bet. And why not promo the YC and golf together? If our clubhouse is so bad, and we have such a beautiful facility on the other side of the parkway, wouldn't package deals help both entities out? Again, to my overall philosophy, it is start thinking outside of the box, think about everyone that makes up the community, make the assets work for us, and make them profitable, because we have already invested millions in them. If golf courses and restaurants around us can be highly successful, there is no reason we can't do the same. In fact, ours should be easier because the community subsidized the facilities, so there is less of an operational hurdle to overcome. Brett |

We could dump another million into the building in all kinds of crazy ideas, but if basics aren't working, it will never be fixed, no matter how much money you throw at it. Brett Seems to me that IF YOU actually BELIEVE your above summation, you'll stop debating or pushing the playground idea, for a yr or two, (or taking strong offense to differing opinions). Seems better to be producing ideas for (AS YOU'VE SAID) improving the quality of the food and the dining experience. First things first, IMO for the YC. I'd be interested in your views on the golfing losses. Fertile ground for your financial analysis & review. Quite a history here on the forum, with several yrs of history for your research. Chance for your analysis to be put into practice. Declining national tends, aging of participants and sharp drops in the memberships are some of the forces at work. BUT Not an election issue this yr, (so far) it seems. A sink hole of $$$ for all the membership. And a potential savings of millions $$$ by avoiding a new country club construction -- stopping BT's agenda. Tom |
