Daily fees, i.e. cash at the door totaled $300,000 for just June, July and August. IMO at least 25% of summer pool visitors are renters and charging them non-resident rates would bring in nearly $40,000 additional revenue.
The above is speculation. But the premise is incorrect. I do not believe OPA can charge renters a higher rate. Well, maybe they could pass some policy but the owner could simply purchase passes for the renters. Let's inject some facts into your proposal. A very helpful OPA employee gave me the following info about renters and the use of amenities, including pools: Those renting properties short term can obtain the owner day rates if they show a screenshot or paper indicating their rental agreement confirmation. Otherwise, they pay the higher rates. I have no idea how this is enforced or whether staff checks for the rental agreement. Whether or not making all short-term renters pay the higher rate would produce $40,000 of additional revenue is unknown. |

For reference, the above message is a reply to a message where: How much money? To get a good estimate you need to identify pool visitors who are not able to present an OP resident photo ID. At a minimum that would include weekly rentals. We don't track that information. I wish we would. Daily fees, i.e. cash at the door totaled $300,000 for just June, July and August. IMO at least 25% of summer pool visitors are renters and charging them non-resident rates would bring in nearly $40,000 additional revenue. Others may have better anecdotal evidence of who uses the pool. This is mine. |
