As I mentioned, there are several "Towns" and "Villages" in Chevy Chase.
I'm not sure what was going on over there in the Chevy Chase area but it looks like the exception that proves the rule. Small populations, some as low as 200, and very well off residents. Likely something to do with very powerful people with tons of money and in some cases historical issues. The "rules" you mention may be part of the equation -- rich folks wanting the ability to write laws for where they live and keep the unwashed masses at bay legally. At any rate, none of this has a thing to do with whether or not the OPA HOA is legally a city or a town. OPA is an unincorporated subdivision in Worcester County. Period. This is a fact whether people state their post office is Ocean Pines or whether OP is within a census area. As a HOA certainly OPA would look safe compared to more normal cities based on FBI stats, as it is the only HOA in the state with a police force reporting crime stats for an HOA. |

For reference, the above message is a reply to a message where: Neither the United States Postal Service nor the United States Census Bureau determine whether or not some geographic area in Maryland is an incorporated city/town. Such a determination is only by Maryland law, and to my knowledge there has not been a new incorporated city/town in the State of Maryland for over 100 years. Joe Hi Joe, Sorry...but that is not true. As I mentioned, there are several "Towns" and "Villages" in Chevy Chase. Sharon, as a former real estate agent is very familiar with them. I asked Marty where he started out, and he said on Grafton St. in Chevy Chase. I looked that up and found that all of Grafton St. is in Chevy Chase Village which was created in 1890 and incorporated in 1951. It is just south of the Chevy Chase Country Club in the area between Wisconsin Ave. and Connecticut Ave. According to Wikipedia.... it is .42 sq. miles....all land....and it is tied with Hidden Hills, Calif. as the wealthiest city in the United States of America. The Town of Chevy Chase is on the north side of Chevy Chase Country Club and is not quite so rich. There are very nice websites that describe the governance of these cities. They have a LOT of rules. There are about 5 little "towns and villages" in Chevy Chase. I have always known about them but never looked so closely. They have their own trash collection, snow plows, some have police etc. One of them was incorporated in 1996. I am curious to know why the county would let them do that. Sharon may know the answer.
