Agree. The HOA is required to provide certain info only it can provide, and can charge. A seller can also obtain DRs and other docs from County repository.
In fact, obtaining docs from OPA could be a mistake. Why? OPA will provide OPA’s passed docs. However, if OPA failed to place them in the County repository they are not enforceable. Devil is always in the details. That is why the lawyers make the big bucks. |

For reference, the above message is a reply to a message where: But I do not believe the seller must buy the resale cert from OPA. It would be nice if HOAs gave them away, but they don't :) The law requires sellers to provide the certificates to buyers. I've never seen an HOA here or in PA, where I was licensed previously, that didn't charge for them. |
