I have many friends in the Pines and none of them have ever said they purchased in the Pines for the Beach Club.
Why would they? You and your friends sit around and discuss OP on a regular basis? All of them said the pools were the most valuable amenity. How many are "all of them?" Do a what if and assume OP shut down all the pools and what affect it would have on property values. Virtually none. |

All of them said the pools were the most valuable amenity. The Pines would not be desirable in the absence of the pools. Given this, the pools should be subsidized. Do a what if and assume OP shut down all the pools and what affect it would have on property values. |
